			<content:encoded><![CDATA[<p>Reported by Steve Brown of the Dallas Morning News, the good news is that while much of the nation is experiencing a slow down in employment, Dallas-Fort Worth job growth is holding up well.</p>
<p>Indeed, the rate of employment growth here is down. During the 12 months ending in April, about 67,000 new jobs were added in the D-FW area.</p>
<p>That compares with an 86,000 gain in the previous 12 months.</p>
<p>Still, job growth in North Texas is among the highest in the nation – good news for the local real estate market, which is counting on further employment growth to fill empty houses, offices and such&#8230;<a title="Dallas-fort Worth Job Growth" href="http://www.dallasnews.com/sharedcontent/dws/bus/columnists/sbrown/stories/DN-recol_06bus.ART.State.Edition1.46c91e7.html" target="_blank">READ MORE</a></p>

			<content:encoded><![CDATA[<p>A recent report published by the Office of Federal Housing Enterprise Oversight (OFHEO) on May 22, 2008 reported that while the decline of house prices in most of the country accelerated in the first quarter, the Dallas area increased 3.76% from the same period of 2007.</p>
<p>&#8220;The large overhang of real estate inventory awaiting sale continues to force price declines in many areas.&#8221;  But in the DFW area, housing inventories have declined slightly from a year ago, which has reduced downward pressure on prices.  Dr. James Gaines, an economist with Texas A&amp;M University&#8217;s Real Estate Center, said &#8220;falling inventory is a major plus&#8221; for the Dallas-Fort Worth market.</p>

			<content:encoded><![CDATA[<p>Each month, NTREIS (North Texas Real Estate Information Systems) and The Real Estate Center at Texas A&amp;M University publish a report with updated real estate data.  In April, their report for sales of Single Family Homes were down as an average for the entire North Texas market.  Overall, Single Family Home sales were down 11%, Dollar Volume down 12% and Pending Sales down 26%.  New listings were down 17% with active listings of Single Family Homes at 45,224.  We also know that many buyers are now slower to make buying decisions.  Therefore, it is important to note that reduced listings and inventory helps to keep the market balanced and prices relatively stable.</p>

Power and Associates said &#8220;The downturn in the housing market over the past year has presented numerous challenges to home builders, some of whom have had to curtail building as sales have slowed.&#8221;  He said &#8220;as a result, the new-home selling environment has changed dramatically, and new-home builders must now increase their focus on providing buyers with a satisfying purchase experience, a shift from the order-taking mode that was common in the industry until recently.&#8221;</p>

<p>Here is another report by known authorities on the Real Estate Market that shows the strength of the DFW Housing Market compared to other cities across the country.</p>
<p>As stated in the report, &#8220;Since the last housing recession here in the early 1990&#8217;s, the tax value of homes in the Dallas area have jumped about 70 percent.&#8221;</p>
<p>Overall, sampling by The Dallas Morning News shows tax values rising almost 20 percent in the last five years. But the the recent increases differ dramatically by area of town.  For example: Some homes in North Dallas have seen a tax value increase by more than 50 percent.  However, like in Lake Highlands, they have experienced 10 percent decline in values.</p>
<p>Generally, tax values proposed for 2008 show more increases on the north side of the Dallas area, while values in many neighborhoods south of the river had no increases.</p>

<p>Commercial real estate executives from around the country meeting in Dallas this week have voiced a consensus about how much better the North Texas property market and economy is doing than most of the rest of the nation&#8230;&#8221;This is one of the few areas of the country experiencing an economic boom rather than a bust,&#8221; Todd Mansfield, chairman of the Urban Land Institute said at gathering.</p>
<p>The high employment growth in Dallas-Fort Worth is the key to the strength of the DFW market.  The Dallas-Fort Worth area has dodged the worst of the housing slump.</p>

<p>Home buyers who are nervous about whether it&#8217;s a good time to purchase a home in the Dallas-Forth Worth market might find some comfort in this new report and study by the Center for Economic and Policy Research and National Low Income Housing Coalition which projects that DFW homebuyers may see one of the best increases in equity in the country during the next few years.</p>
<p>Dean Baker, one of the authors of the report , said &#8220;the Texas market is probably in the best shape in the country.&#8221;</p>
<p>Mark Dotzour, chief economist with Texas A&amp;M University&#8217;s Real Estate Center, said the study confirm the relative strength of the state&#8217;s housing market.  &#8220;There is a lot less downside risk to buying a home in this area and a lot more upside potential.&#8221;  Click on the above link to read the entire article and view the list of areas expecting biggest gains and losses.</p>
